Chittenden County Real Estate Annual Market Trends 2009

Burlington VT

Based upon information provided by the Northwestern Vermont Board of Realtors (NVBR) as of today for all of 2009, there were 1410 single family residential and condominium units sold within all the towns which comprise Chittenden County in Vermont with a total listed volume of $398,226,858. Compare that number to the actual volume of total sold properties at $383,158,490. The List-to-Sell Variance is $10,687 or last year's List-to-Sell Percent is 96%. The average sale price for all of Chittenden County was $271,744. These numbers represent a 1.00% increase in the average sales price from the same time period one year earlier (1/1/09-12/31/09).

Average days on the market for all these 1410 properties was 93 compared to 91 one year earlier or 2.2% longer on the market.

Chittenden County Annual Market Data & Trends for 2008

Based upon information provided by the Northwestern Vermont Board of Realtors (NVBR) as of today for all of 2008, there were 1332 single family residential and condominium units sold within all the towns which comprise Chittenden County in Vermont with a total listed volume of $373,414,987. These numbers represent a 23.39% reduction in the number of units sold from the same time period one year earlier (1/1/07-12/31/07). Divide this number by the units sold (1332) and you get an average sale price of $280,342. These numbers represent a 3.32% reduction in the average sales price from the same time period one year earlier (1/1/07-12/31/07).

Average days on the market for all these 1332 properties was 91 compared to 74 one year earlier or 22.97% longer on the market.

Chittenden County Market Trends for Nov. 2007

Based upon information provided by the Northwestern Vermont Board of Realtors (NVBR) as of today for the month of November 2007, there were 101 residential units sold within all towns in Chittenden County with a total listed volume of $30,005,101. Divide this number by the units sold (101) and you get an average listed price of $306,980. Juxtapose this figure to the actual total sold volume of $29,716,365 then divide this number by the units sold (101) and you come up with an average sold price of $298,893. Are ya' having an ADD moment yet?

So, "what's up Chris?" you're asking. Well, here you are. These numbers produced a list-to-sell variance of $12,759 or (drum roll please) a 95.8% list to sell percentage. Average days on the market for these 138 properties was 92.
